
Rental Agreement
This Rental Agreement (the “Agreement”) is made by and between Cabin Connection and [Name of Renter] (“Guest”) as of the date last set forth on the signature page of the Agreement. It is understood that your payment in full is your commitment to adhere to the following terms and conditions.

2. Rental Party: The rental party shall consist of Guest and persons listed on page 5 of this agreement.
3. Maximum Occupancy: The maximum number of guests is limited to [##] persons.
4. Term of the Lease: The lease begins at [Time] pm on Check-in Date and ends at [Time] am on Check-out Date.
5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
6. Access: Guest shall allow property owner and/or Cabin Connection access to the property for purposes of repair and inspection. Should Guest violate any of the terms of this agreement, the rental period shall be terminated immediately. Property owner/Cabin Connection shall exercise this right of access in a reasonable manner.
7. Rental Rate and Fees:
a. Damage Deposit: A damage deposit of $250 is charged for each cabin rental. The deposit is for security and shall be refunded within 21 days of the Check-out date provided no deductions are made due to:
i. damage to the property or furnishings,
ii. dirt or other mess requiring excessive cleaning,
iii. any other cost incurred by Property owner due to Guest’s stay at the discretion of the property owner.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Cabin Connection immediately.
b. Rental Rate: Payment in full of the rental fees (including damage deposit) shall be due within 21 days of the Check-in date. If reservation is made within 14 days of Check-in date, all rental fees are due within 3 days and payment must be made with a certified cashier’s check or money order.
c. Trash Removal: If there is more trash than fits in the provided containers, you may choose to take the extra bags home or leave them for Cabin Connection to haul at a charge of $10.00 per bag. If garbage service is not provided at the property, you may also choose to take it home or leave it for Cabin Connection to dispose of at a charge of $10.00 per bag, which will be deducted from your damage deposit. Please notify Cabin Connection in advance if you want us to dispose of garbage and appropriate bags will be provided.
8. Cancellation Policy: Once you have placed a reservation, any cancellation will be subject to a $75 cancellation fee. This fee will automatically be deducted from your security deposit. If Guest wishes to cancel his/her reservation less than 60 days prior to the Check-in date, Cabin Connection will make every effort to re-rent the property. If we are unable to re-rent the property, the entire deposit is non-refundable.
9. Insurance: We encourage all renters to purchase traveler insurance. Please check with your insurance carrier. Guest is responsible for adequate property and casualty insurance in case of accident or damage to your personal property.
10. Payment: Cabin Connection will accept a personal check if received at least 14 days prior to Check-in date. If payment is made within 14 days of Check-in date, payment must be made with a certified cashier’s check or money order.
Rental Rules
1. Smoking is allowed outside only. Cigar/cigarette butts must be contained and removed upon check-out.
2. People other than those in the Guest party set forth above may not stay overnight at the property. Day time visitors must be approved in advance and are the sole responsibility of the Guest. Number of day time visitors may be limited.
3. All of the rental properties are privately owned; the owners/Cabin Connection are not responsible for any accidents, injuries or illnesses that occur while on the premises or it’s facilities. The owners/Cabin Connection are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The guest agrees to hold harmless: Cabin Connection, Vicki Greene, Larry Greene, the owner of the property and RE/MAX Integrity. We are not liable or responsible for any disaster, act of God, accident or unforeseen event that may affect the vacation rental or your personal property.
4. Keep the property and all furnishings in good order. Do not rearrange any furniture, artwork or other items in the home. Should you discover any deficiencies, please report them to us immediately and we will make every effort to resolve any such issue.
5. Only use appliances for their intended uses. Should any appliances, furnishings, fixtures or structures in the home be damaged or broken during your stay, please let us know immediately so that the item may be repaired or replaced as soon as possible.
6. Pets are NOT allowed at all of our rentals. If they are allowed and approved by the property owner, the Pet Addendum must be completed. If we find you have had a pet in a rental home not allowing pets, you will be charged an additional $100.00 cleaning fee. Upon discovery of a pet, you will be asked to remove the pet from the property immediately.
7. Parking: Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Please contact Cabin Connection with any questions.
8. Housekeeping: There is no daily housekeeping service. While linens and kitchen towels are included, daily maid service is not included in the rental rate. Please bring your own bath/beach towels. We do not permit towels or linens to be taken from the property.
9. Water and Septic: The property is on a well and septic system, which make it imperative that the number of occupants be limited. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. Should an excess number of guests or flushing of improper materials clog or damage the system, you could be charged damages of up to $500.00.
10. Storms: No refunds will be given for storms or power outages that are beyond our control.
11. Keys: Cabin Connection will arrange with the renter a time and place for key pick up prior to check-in. There will be a $50.00 charge to replace any lost key.
12. Sub-Leasing and RV Hook Up: Sub-leasing or assignment to others is not permitted under any circumstances. No RV parking, hook-ups or tents are allowed unless approved by property owner.
13. You must be at least 21 years of age to rent a Cabin Connection property. The property cannot be left in the possession of unsupervised minors.
14. The Guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guests shall not create noise or disturbances likely to disturb, annoy or endanger the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises. Quite hour starts at 10 pm and outdoor noise should be kept to a minimum.
15. There shall be no refunds because of shortened stays initiated by the Guest.
16. Guest shall use the property for legal purposes only and other use, such as but not limited to illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund.
17. Guests shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.
18. If valuable items are left behind, guest shall notify Cabin Connection immediately and we will do our best to locate the item and return it to you. You will be charged for the shipping plus a $10.00 handling fee, which will be deducted from your damage deposit.
19. Cable TV/SatelliteTV/Internet Access: If any of these services are provided at the property, the service level has been chosen by the property owner. No refunds will be given for outages, content, lack of content, speed, access problems, lack of knowledge of use or personal preferences with regard to the service.
20. If the property should be on the market FOR SALE, it may be shown to qualified buyers during the Guest’s stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the Guest’s vacation. Guest shall allow reasonable viewings of the home between 9 am and 8 pm, present or not.
The possibility of this property being available for future rentals and the success of Cabin Connection depends on compliance with this agreement and these rules.
