Rental Agreement
Thank you for choosing a vacation home with Cabin Connection - we appreciate your business. Please review and sign this rental agreement if you desire to reserve a vacation home. It is understood that your payment in full is your commitment to adhere to the following terms and conditions of your vacation rental.
SECURITY DEPOSIT:
A security deposit of $250 is charged for each cabin rental. This amount is held as a security deposit should there be any damage to the property or should any extraordinary cleaning be required after your stay. It is not credited against the rental amount. If there is any extraordinary cleaning, damage or breakage to the property or its contents, these charges will be deducted from your security deposit and the balance forwarded to you. Your security deposit will be refunded to you within 21 days after your departure if there is not any damage to the premises.
RESERVATIONS & RENTAL FEE:
To reserve a rental home, we require a deposit equal to 30% of the rent. This is due in advance with a signed copy of this agreement. The remainder of the rent and the security deposit are due 14 days prior to your arrival date. If this reservation is made within 14 days of your arrival date then all of the security deposit and rent is due within three days and payment must be made with a certified cashier's check or money order.
METHOD OF PAYMENT:
Cabin Connection will accept a personal check received 14 days or more prior to rental. Within 14 days, we only accept a certified check or money order for payment.
CLEANING:
If excessive cleaning is necessary after check out then an additional amount may be deducted from your deposit. If there is more trash than fits in the provided containers, you may choose to take the extra bags home or leave them for Cabin Connection to haul at a charge of $5.00 per bag. If garbage service is not provided at the rental property, you may also choose to take it home or leave it for Cabin Connection to dispose of at a charge of $5.00 per bag, which will be deducted from your damage deposit. Please notify Cabin Connection in advance if you want us to dispose of garbage and appropriate bags will be provided.
KEYS:
Cabin Connection will arrange with the renter a time and place for key pick up prior to the rental date. Cabin Connection will do its best to make this convenient for the renter. There will be a $50.00 charge to replace any lost key.
SUB-LEASING & RV HOOKUP:
Sub-leasing or assignment to others is not permitted under any circumstances. No RV parking, hook-up or tents are allowed.
CONDITION OF PROPERTY:
Should you discover any perceived deficiencies please report them to us immediately and we will make every effort to cure any such issue. Further, should any appliances, furnishings, fixtures or structures in the home be damaged or broken during your stay, please let us know immediately so that the item may be repaired or replaced as soon as possible.
CHECK-IN & CHECK-OUT TIME:
The check-in and check-out times vary by home. Cabin Connection will arrange this with you at the time of your reservation. At check out time please follow the checkout procedures provided for you specifically for the home you rent.
OCCUPANCY & USE:
Most of the rental homes are serviced by septic system, which makes it imperative that the number of occupants and guests on the premises be strictly limited. Should an excess number of guests or occupants overload the septic system, you will be responsible for any necessary pumping or repairs. Please restrict occupancy for your rental home as specified in the property description portion of the Reservation Confirmation Rental Agreement. If you are planning any additional guests during your stay please contact Cabin Connection to discuss septic system use for your rental home.
It is understood that you or your guests will not disturb, annoy, endanger or interfere with neighboring property owners or tenants.
You must be at least 21 years of age to rent one of our vacation properties. The rental home cannot be left in the possession of unsupervised minors.
Cabin Connection reserves the right to terminate tenants without any refund of security deposit or rent should it be determined that this rental agreement has not been complied with.
PETS:
Pets are not allowed, unless specifically agreed to in the attached Rental Application. If we find you have had a pet in a rental home not allowing pets, you will be charged an additional $100.00 cleaning fee. Upon discovery of a pet, you may be asked to remove the pet from the property immediately, if there is a dispute the renter may also be asked to leave the rental property.
FURNISHINGS & PERSONAL PROPERTY:
Please do not rearrange any furniture, appliances, artwork, or other items in the home. We request that you treat the home and personal property with the same care and respect that you would if it was your own.
PERSONAL ITEMS LEFT BEHIND:
Cabin Connection is not responsible for personal items left behind, so please check rental property for any personal items before you leave. Any personal items left behind that need to be returned to the renter will be shipped back. The shipping amount plus a $5.00 handling fee will be deducted from your damage deposit.
CANCELLATION POLICY:
Cabin Connection has a 60-day cancellation policy. Once you have placed a reservation, any cancellation will be subject to a $50 cancellation fee. This fee will automatically be deducted from your reservation deposit.
Should you cancel your reservation less than 60 days prior to your arrival; Cabin Connection will make every effort to re-rent the home to another tenant. If we are unable to re-rent the property, then the entire deposit will be forwarded to the owner of the property.
As stated under the rent section, Cabin Connection will invoice you for the balance of the rent and the security deposit 30 days prior to your arrival date. The rent and deposit are due 14 days prior to your arrival date. If you cancel your reservation less than 14 days prior to your arrival date and we are able to re-rent the property for your full rental period, then Cabin Connection will refund your rent and deposit, less the $50 cancellation fee. If you cancel less than 14 days prior to your arrival and we are unable to rent the home you reserved, then Cabin Connection will keep the entire amount paid disbursing the rent due to the homeowner. Cabin Connection will not issue a refund if you choose to vacate the property earlier than your scheduled departure date. Cabin Connection does not issue refunds due to weather or natural lake conditions.
Cabin Connection reserves the right to move reservations to comparable properties to remedy conditions beyond its control. Prior to your arrival, should the comparable property be unacceptable to you, and then upon your request, the security deposit and rent will be refunded.
You agree to hold harmless: Cabin Connection, Vicki Greene, Larry Greene, the owner of the property and RE/MAX Integrity. We are not liable or responsible for any disaster, act of God, accident, or unforeseen event that may affect the vacation rental or your personal property. You are responsible for adequate property and casualty insurance in case of accident or damage to your personal property.
Cabin Connection is not responsible for articles lost, stolen or left behind in the vacation rental home. If an item is left we will do our best to locate and return the item to you.
The possibility of this home being available for future rentals and the success of Cabin Connections depends on compliance with these requirements. Please sign and return this agreement when you pay for your rental. It is understood that you have read and agree to the terms set forth.
